This includes sweeping, mopping, vacuuming floors, washing dishes, emptying trash, laundering and setting up linens, and wiping down countertops, sinks, toilets, and tubs/showers. The cost of this routine cleaning is included in the guest’s rental fee and paid by the guest.

Cleaning After Maintenance or Repairs: If maintenance or repairs (e.g., fixing a leak or replacing an appliance) result in a mess, the property owner covers the cost of the additional cleaning needed to return the property to a guest-ready state.

We offer competitive, transparent management fees. Our fee is typically a percentage of the rental revenue, and we have a few tiered service plans to choose from.
For example, our standard full-service vacation rental management fee is around 15% of the booking revenue. We also have premium service packages that include added benefits (like tax filing, multi-platform advertising, or handling HOA bill payments) at around 20%, and an all-inclusive option around 25% which covers virtually everything . We will discuss with you which plan fits your needs best. There are no hidden fees – if we charge 15%, that covers our full management service (guest communications, cleaning coordination, marketing, etc.).
The main additional costs to be aware of are things like:

Cleaning fees: The cleaning cost for turnovers is typically paid by the guest as a separate cleaning fee in their reservation, which we forward to the cleaning vendor.

Maintenance or repairs: Owners are responsible for actual maintenance expenses (if a plumber is needed or an appliance needs replacement, for instance), but we will always consult you and use cost-effective solutions. We do not add any markup on outside vendor invoices unless specified.

Supplies and utilities: Owners cover the cost of utilities (electricity, internet, etc.) and stocking of essential supplies for guests (like that starter kit of toiletries and paper goods). These are normal vacation rental operating costs.
Our goal is to maximize your rental income while keeping expenses reasonable. We provide monthly financial statements so you can see all income and expenses clearly. Happy Vacations handles collecting all guest payments and then pays out to owners promptly. We operate with a monthly disbursement cycle. This means we tally your property’s income and expenses for the month and issue your owner payout at the beginning of the following month (often within the first week). For example, all revenue from January stays (minus any fees or expenses) would be paid to you in early February. Owners receive their funds via direct deposit (ACH) to the bank account of your choice, or by check if preferred. Along with your payment, you’ll receive an owner statement detailing the bookings, rental income, our management fee, and any other line items (such as a repair expense or replacement of supplies) so everything is transparent. You will also have 24/7 access to our online owner portal where you can log in anytime to view real-time information on bookings, revenue, and past statements. In addition, we provide year-end summaries and the required IRS 1099 form for your tax purposes. Our aim is to make the financial side hassle-free: we do the work of collecting funds and paying bills, and you simply receive your net income on a regular schedule, with full reporting for peace of mind.

At Happy Vacations Hawaii, we provide all property owners with a comprehensive year-end financial statement and IRS Form 1099-MISC by January 31st each year. These documents detail your property’s annual income and expenses, facilitating accurate and timely tax filing.
The 1099-MISC form reports the total rental income collected on your behalf, while the financial statement offers a detailed breakdown of income and expenditures, including management fees, maintenance costs, and other relevant expenses.
